The Mastermind is built around those three: check the numbers with people who've done it, learn the funding routes, and keep moving. It is not another course to finish alone.
Both memberships include all of it from day one.
What it is. Live group coaching calls every week, all recorded.
What you do with it. Bring the property, the lender's terms, the contractor's estimate, or the question you've been avoiding. Hear how Henry and the coaches would think it through, and listen to the deals other members bring.
Why it matters. Most expensive mistakes happen between the number on the screen and the offer you sign. The calls are where you catch them.
What it is. Working through an actual property you're considering, on the calls and in the community.
What you do with it. Walk through purchase price, repairs, funding, exit, and what you don't know yet. You leave with the list of things to verify before you commit.
Why it matters. A second set of eyes on a deal is the difference between a good buy and a lesson. The decision stays yours; the blind spots don't.
What it is. Henry's on-demand course on finding, analyzing and funding deals.
What you do with it. Go through it in order the first time. After that, use it as a reference: when you hit the funding step, watch the funding lessons again with a real deal in front of you.
Why it matters. It's the shared language of the calls. When a coach says "motivation and equity", you'll know exactly what to check.

Missed a live call? The recording goes into the library.
The lender list is a list of options: each lender makes its own decisions.
Members and coaches are in there with you.
It's the part that turns a plan into a closing.
As a member, you bring your results to the calls and the community and talk through what the numbers actually mean for your offer.
This is an illustrative week, not a member's record. Your week depends on where you are and what you're working on.
Nothing depends on catching one specific call. You don't need a deal to start. You need a question and the time to use the calls.

This is a flip Henry did. The planned renovation was $56,000. Partway through, a $20,000 repair turned up that nobody had budgeted. The deal survived, and the reason it survived is the whole lesson: he bought with enough margin that a surprise hurt without sinking it. That's what "run the numbers first" actually means. Not predicting every cost. Leaving room for the one you didn't.
This is one property's story. Costs, timelines and results vary from deal to deal, and Henry's results are not a forecast of yours.
Deals members have reported
Reported by the members named. These are individual deals, not typical results. Outcomes depend on the property, the market, the funding and the work.
In 2017, Henry Washington had a 3am panic attack about whether he could provide for his family. Ninety days later he closed his first deal, with very little of his own money in it. In his words: "None of that changed because I learned a new fact. It changed the day I stopped trying to figure it out completely alone."
Today he owns more than a hundred rental doors, flips around twenty houses a year, and co-hosts the BiggerPockets Real Estate Podcast. He built the Mastermind as the thing he didn't have that first year: people who had already done a few deals, on a call every week, looking at your deal with you.
The other thing he says, and means. The seller with a reason to sell. The family who'll live in the house when you're done. Members are taught to do right by all of them, because that is how you get to keep doing this.
The Mastermind is education and support. You'll still find the property, arrange the funding and make your own decisions. Members who get the most out of it treat the calls as working sessions, not a show to watch.
Tell Lauren where you are. If the Mastermind is the right place to work on it, she gets you into the next weekly call.
