This policy explains what Independence Realty Group, LLC ("we", "us", "Henry Washington") collects from you, why, and what you can do about it. It covers henrywashington.com, seeyouattheclosingtable.com, roadtotheclosingtable.com, every subdomain of those (including app.henrywashington.com), our emails and text messages, our live and online events, and the programs we sell, including the Closing Table Mastermind, the Deal Room, Road to the Closing Table, and Closing Table OS (together, the "Services"). By using the Services you agree to this policy. If you don't agree, please don't use them.

1. Who we are

Independence Realty Group, LLC is an Arkansas limited liability company. Henry Washington, the Closing Table, the Closing Table Mastermind, Road to the Closing Table, and Closing Table OS are brands and programs of that company. Questions about this policy go to [email protected].

2. What we collect

Information you give us. When you register for a training, download a tool, apply to a program, buy something, or contact us, we collect what you type in: name, email address, phone number, mailing address, business details, and your answers to application questions (for example your investing experience, goals, and available capital). If you buy from us, our payment processor collects your card details; we never see or store full card numbers.

Information collected automatically. When you visit our sites or open our emails we collect IP address, device and browser type, pages viewed, time on page, referring links, email opens and clicks, and similar usage data, through cookies and pixels described in section 4.

Information from tools you use. If you use a free tool such as the Max Offer Calculator or Closing Table OS, we store the numbers you enter and the results so you can return to them. Don't enter anything you consider confidential.

Information from events. At live events we may take photos and video that include attendees. See our Terms for the recording release you accept when you attend.

3. How we use it

• To deliver what you asked for: training access, downloads, tool results, program onboarding, event tickets, and support.
• To review applications and decide who is a fit for a program.
• To process payments, manage payment plans, and keep records we're legally required to keep.
• To send you emails and text messages about trainings, events, offers, and program updates. You can stop these at any time (section 6).
• To run and measure advertising, including showing our ads to people who visited our sites.
• To understand how the Services are used so we can fix and improve them.
• To prevent fraud, enforce our Terms, and comply with the law.

We don't sell your personal information, and we don't share it with anyone for their own marketing.

4. Cookies and pixels

We use cookies (small files stored in your browser) and tracking pixels from advertising and analytics providers, including Meta (Facebook and Instagram) and Google. They remember your preferences, tell us which pages and ads bring people to us, and let us show you relevant ads on other platforms. You can block or delete cookies in your browser settings; some parts of the Services may not work properly if you do. To limit ad targeting, use the ad settings inside your Meta and Google accounts.

5. Who we share it with

We share personal information only with companies that help us run the Services, and only for that purpose. Right now that includes:

• GoHighLevel / LeadConnector: our CRM, website, email and text messaging platform. Your contact record lives here.
• Stripe: payment processing and payment plans.
• WebinarJam and Zapier: running live online trainings and passing registration data into our CRM.
• ManyChat: automated replies on Instagram and Facebook when you comment or message us.
• Monday.com: internal project and application tracking.
• BAND: the private community for program members.
• Vercel and Supabase: hosting and database for our free tools and Closing Table OS.
• Meta and Google: advertising and analytics (section 4).

We may also share information when the law requires it, to protect our rights or someone's safety, or as part of a sale or merger of the business (in which case this policy continues to apply to your data). Members of a program may see the name and profile you choose to share inside the community.

6. Text messages (SMS)

When you give us your mobile number and tick the consent box on one of our forms, or text a keyword to us, you agree to receive text messages from Henry Washington and Independence Realty Group, LLC about trainings, events, offers, reminders, and your account. Message frequency varies. Message and data rates may apply. Reply STOP to any message to opt out, and HELP for help. Consent to receive texts is not a condition of any purchase. We do not share your mobile number or your text opt-in with third parties or affiliates for their marketing.

7. Your choices

• Email: click Unsubscribe at the bottom of any email. Transactional emails (receipts, login details, program access) still get sent while you're a customer.
• Text: reply STOP.
• Cookies and ads: see section 4.
• Access, correction, deletion: email [email protected] from the address on your account. We'll confirm your identity and respond within 45 days. We may keep records we need for payments, legal obligations, or to enforce our Terms.

8. How long we keep it

We keep your information for as long as you have a relationship with us and for as long as we need it for the purposes above, then delete or anonymise it. Purchase and tax records are kept for as long as the law requires. If you unsubscribe, we keep the minimum needed to honour that request.

9. Security

We use reputable providers, encrypted connections, access controls, and two-factor authentication on our accounts. No system is perfectly secure, so we can't promise your information will never be accessed without authorisation. If we learn of a breach affecting you, we'll tell you as the law requires.

10. California and other US state residents

If you live in California, Colorado, Connecticut, Virginia, Utah, Texas, Oregon, or another state with a consumer privacy law, you may have the right to know what personal information we hold about you, to correct or delete it, to get a copy of it, and to opt out of the sale or sharing of it for targeted advertising. We don't sell personal information. We do use advertising cookies, which some laws treat as "sharing"; you can opt out via section 4 or by emailing us. We won't treat you differently for using these rights. To make a request, email [email protected]. You can authorise someone to act for you; we'll ask for proof.

11. Canada and outside the United States

Our Services are run from the United States and our providers store data there. If you use the Services from Canada, the EU, the UK, or anywhere else, your information will be transferred to and processed in the United States, where privacy laws may differ from yours, and may be accessible to US authorities under US law. Canadian residents have the rights to access and correct their information under PIPEDA; EU and UK residents may have additional rights, including to object to processing and to complain to their local authority. Email us to exercise any of them.

12. Children

The Services are for adults. We don't knowingly collect information from anyone under 18, and never from anyone under 13. If you think a child has given us information, email us and we'll delete it.

13. Links to other sites

We link to third-party sites and tools (payment pages, community platforms, partner sites). Their privacy practices are their own. Read their policies.

14. Changes to this policy

We'll update this page when our practices change and update the effective date at the top. If a change is significant, we'll email you or post a notice on the site.
